1. The First Impression |
Buyers want to explore your neighborhood and especially your house for the things that are important to them. If an area is in of some work buyers almost always overestimate the cost of painting and repairs. It´s best to prepare your home to look its best which will result in a faster sale at a higher price.

2. Head out the door |
Buyers feel more comfortable viewing a home when the Sellers are not home. Please leave your house when it is being shown, if possible. You can trust your professional REALTOR© at Bullhead Laughlin Realty to show and point our the features.

3. With or without |
It´s a nuisance, that´s for sure but in an area like Bullhead City many of the buyers are from out of state. The window of opportunity to show your home may be very small. If you can, allow the property to be shown with or without an appointment. It will speed the selling process up.

4. It´s called "Curb Appeal" |
Remember, if the buyer won´t get out of the car, they can´t see the inside. Make sure the exterior says "come on in". Keep your landscaping manicured and you driveways clean. Power washing the house, sidewalks, decks and driveways will greatly improve curb appeal. A new coat of paint on the front door will give your entrance a fresh clean look! |

5. Think like a buyer |
Check out your house. Try to look at the exterior and interior of your house and be objective ? we know it´s difficult but give it a shot. If you were looking to purchase a home, does the outside look appealing enough to go in? On the interior - do you see cobwebs in the corners, dusty ceiling fans, dirty baseboards and carpets? If you do the buyers will too. A little time and good cleaning will make your home look the best it can and get the results your want. |
| |
6. Give it the larger look. |
Remove excess furniture, pictures and posters. Try to have the hallways clear, clothes put away and make the beds. Neat, orderly rooms and closets will make rooms look larger! Open the blinds, let the light in. Dark rooms look smaller.
Check your closets. Maybe now´s the time to have that garage sale and get rid of those things your really don´t need or start packing for your move. A neat, orderly closet makes a better impression than cluttered shelves and floors. Let the buyer see enough space to imagine their things in your home.

7. Have it Sound and Smell Good. |
When you house is going to be shown and when the Bullhead Laughlin Realty Office Tour comes through (remember you want the REALTORS© to tell their buyers what a wonderful home you have) put the radio or stereo tuned to a station of soft background music. Scented candles and potpourri give the home a nice aroma, the smell of cookies baking brings happy thoughts about being home. |

8. Kitchens and Bathrooms Sell Homes. |
Kitchens and bathrooms are really important areas for the Buyer. They will look at the caulking around tubs, showers, sinks and countertops, if they need to be repaired you should do it. Try to remove as much form countertops as possible. Whatever you leave out organize neatly. Having these rooms sparkling clean is a must. |
| |
9. Pets ? |
Although we may be very animal oriented, many buyers are very pet sensitive. Keeping them out of the way-preferably out of the house is best for the buyers and your pets. Pay special attention to pet odors. Removing of pets, beds, bowls and toys (if possible) will reduce pet odor and buyer rejections. Please let your Bullhead Laughlin REALTOR© know of any special needs regarding your animals. |
